We opened in 2026, in an office on Sunny Beach, working one stretch of the Bulgarian coast in six languages.
How we work
Most property websites covering this coast are aggregators. The same Sunny Beach studio appears on nine of them, photographed nine times, at four different prices, and none of the agencies involved has been inside it or asked what the maintenance fee is.
We list fewer properties on purpose. Every one has been visited, its title checked, its management company asked about, and its problems written down. When we say a complex has a funded maintenance account, we have seen three years of it.
That is slower and it costs us listings. It also means that when we send you a shortlist of eight, all eight are real.

The fee, up front
Every apartment listing shows the annual maintenance fee. On this coast that number decides more purchases than the price does.
Your lawyer, not ours
Independent legal representation on every purchase, or your own lawyer if you prefer.
Who we work with
Most people who buy on this coast first came here on holiday. Poles above all — this coast has been a Polish summer destination for two decades now — and Ukrainians, Germans, Czechs and Britons after them.
That has shaped everything: six working languages, documents translated by a sworn translator rather than a plugin, video walkthroughs as standard, and someone who can meet a flight at Burgas airport twenty minutes away.
On the legal side
We are not lawyers and we do not pretend to be. For every purchase we introduce an independent Bulgarian lawyer who acts for you, not for us — and you are free to use your own.
As an EU citizen you can buy an apartment, a house and a regulated building plot in your own name. Agricultural land is the one category with restrictions, and those restrictions depend on your citizenship and how long you have been resident. We will tell you which rules apply to you before you spend money, not after.
