Village house above the bay

Kosharitsa is eight kilometres inland and four hundred metres up, in the last fold of the Stara Planina before it reaches the sea. From the terrace you look down the valley onto the entire bay — Sunny Beach, Nesebar on its peninsula, and on a clear morning Pomorie beyond.

The house is old — the stone ground floor is nineteenth century — and was restored between 2019 and 2021 by a Burgas architect for his own family. Three bedrooms, a living room with a wood-burner, a kitchen that opens onto the terrace, and a plot of 620 m² with olives, a fig and two old walnut trees.

The technical work was done properly: new roof, new wiring, new plumbing, insulation on the inside so the stone stays visible, and a heat pump that makes it comfortable in January.

Twelve minutes down to the beach by car. Twenty-five back up in August traffic. This is a house for someone who wants the coast nearby rather than underneath.
