Regulated hillside plot, Sveti Vlas

On the upper road in Sveti Vlas, where the vineyards used to be and the town has been slowly climbing for fifteen years. The plot faces south-east across the bay, and because everything below it has already been built to the permitted height, the view is not going to be taken away.

It is regulated for residential building — which is the only question that matters with Bulgarian land, and the reason it costs what it does. The permitted density allows roughly 460 m² of built area over two floors plus a basement; we have the zoning extract and will send it with the documents.

Electricity and mains water are at the boundary. The access road is asphalt to the plot.

If you are a Polish or German buyer, note that as an EU citizen you can buy a building plot in your own name — the restrictions people warn about apply to agricultural land, which this is not. We will put that in writing before you spend anything.
