Nesebar old town is a UNESCO site on a peninsula the width of two streets. Owning inside the walls is a narrow market: there are perhaps three hundred residential units, they almost never come up, and everything about them is governed by conservation rules.

This is the upper floor of a nineteenth-century house on the north side — stone below, timber above, oversailing the street in the Black Sea revival pattern the town is protected for. One bedroom, a living room with three windows, and a small terrace looking out over the roofs to the water.

The conversion was done in 2017 under the conservation authority's supervision, which is slow and expensive and the reason it is worth what it is. Timber replaced like for like, new roof, services hidden.

Two things to weigh. In July and August the street outside carries several thousand day visitors. And any future work needs approval — you cannot simply replace a window.
