Studio in a complex that works

The honest version of the Sunny Beach studio market: most of the stock from the 2006–2009 boom has a management company that has given up, a maintenance account with nothing in it, and a pool that has not been filled since 2019. Those apartments are cheap for a reason.

This complex is one of the exceptions. Built in 2008, it was taken over in 2015 by a company that publishes its accounts. The pool, the lifts and the gardens all work, and the maintenance fee of €9/m² a year is actually collected. We have seen the last three years of accounts and will send them with the documents.

The studio is 38 m² on the second floor, furnished, with a balcony facing into the garden rather than the road. It has been let through the same agency for five seasons and the figures are available — about €3,200 gross a season, which is realistic rather than optimistic.
